Brown negotiates manufacturing lease
Aug. 22, 2023 — Brown Commercial Group negotiated a long-term manufacturing lease to bring Isutami USA LLC to a 12,000-square-foot space in Chicago’s western suburbs. Broker Pat Crowley represented the China-based business in opening a second suburban Chicago facility, as 1525 Ardmore Ave. in Itasca, IL. As noted in the Chicago Business Journal, the space will be used to distribute the company’s bearings to various manufacturing businesses. The company has another manufacturing lease in Roselle, IL that is 6,000 square feet.

The Isutami manufacturing space is located in the DuPage County submarket, a highly sought-after region in the Chicago industrial market. With a 2.53% vacancy rate, the submarket is expected to remain a top draw for manufacturing leases. According to Choose DuPage, manufacturing is an important component of the region’s history and is the fifth-largest industry in DuPage County. There are nearly 60,000 people employed in the manufacturing sector in the county.
The manufacturing sector comprises a wide range of businesses across the United States, from food, beverage and tobacco to wood and paper products and businesses that fabricate metal. According to the U.S. Bureau of Labor Statistics this sector employed nearly 13 million workers in May 2023 and has an unemployment rate of 2.7%. The average hourly wage is $32.17.
